What a careful job looks like

  • Work area contained and flooring protected
  • Foundation type verified — post-tension cables located before cutting
  • Controlled cut sized to the pipe, not to convenience
  • Adjacent pipe inspected, not just the failure point
  • Failed section replaced and protected where it passes through concrete
  • Pressure test before the opening is closed
  • Bedding replaced and compacted, then concrete restored

The question that matters

Not “can this section be patched?” but “does patching this section make sense given the condition of everything around it?”

If the exposed pipe next to the failure looks the same as the failure did six months ago, a second opening is probably coming. That is worth knowing before the concrete goes back down, not after.

Post-tensioned slabs. Many newer Beaumont tracts have tensioned cables running inside the concrete. Accurate leak location does not make a slab safe to cut — the cables have to be found first.

Rerouting & tunneling

Two ways to avoid opening the floor

Rerouting

The failed run is capped and abandoned in place, and a new line takes an accessible path. The big advantage is future access — the next repair, if there ever is one, does not involve concrete at all.

The trade: attic or wall openings, drywall patching, paint, and occasionally a boxed-in section of pipe where no cavity exists.

Tunneling

Access is dug from outside and worked back under the foundation, leaving the interior untouched. For a leak under a finished kitchen or difficult tile, that can be the cheaper path overall.

Ask before approving: where excavation starts, how deep, how the soil is replaced and compacted, and whether landscaping or hardscape restoration is included or separate.

Materials

What your pipe is made of changes the plan

Copper

Common and long-lived, but age, water chemistry, contact points and installation all matter. Condition of the actual pipe tells you more than the fact that it is copper.

Galvanized steel

Older systems can develop internal corrosion and scale — reduced flow, discolored water, recurring failures. Widespread deterioration shifts the conversation toward replacement.

Polybutylene

A flexible plastic with a known history of premature failure. If it turns up during an investigation, replacement usually deserves discussion over another isolated repair.

CPVC

Found in some systems and generally serviceable, but fittings and pipe should be checked for brittleness or damage before repairs are planned around them.

PEX

Flexible, corrosion-resistant and the common choice for modern reroutes and repipes. Suitability still depends on the home’s design and applicable requirements.

Cast iron drains

A drain failure is a different problem from a pressurized supply leak. Camera inspection and drain testing come first — not pressure testing.

  • Thermal expansion — a closed system needs somewhere for heated water to expand.

  • Pipe protection — wherever replacement pipe passes through concrete or framing.

Restoration is a separate job

Plumbing repair and putting your house back together are related but distinct. Concrete, flooring, drywall, paint and exterior surfaces each need to be either in the scope or clearly outside it.

Ask which of those are included before work starts — especially with discontinued tile or hardwood that may not survive removal.
