Our Process — seven steps, in this order, every time

Steps 2 & 3

Confirm there is a leak. Then split the system in half.

Meter verification

Every fixture and appliance off, irrigation confirmed idle, then the meter and its low-flow indicator get watched over a timed period.

This separates a genuine ongoing loss from intermittent usage someone forgot about. It also establishes roughly how fast water is disappearing, which shapes how urgent the rest of the visit is.

Main valve isolation

Closing the house-side main splits the property into two halves: the service line from the meter, and everything inside.

Meter still turning means the loss is on the yard line. Meter stops means it is inside. This one test saves hours of looking in the wrong half — and it is the step most often skipped.

Step 4

Eliminate the cheap causes first

Nothing invasive happens until the accessible suspects have been cleared. This is deliberately the least glamorous part of the job.

Toilets

Dye testing on every toilet. A failing flapper produces exactly the symptom people arrive convinced is a slab leak.

Fixtures & supplies

Angle stops, supply lines, faucet bodies, appliance connections — anything reachable without opening a wall.

Water heater

Tank, connections, drain valve and relief valve discharge, which can vanish down a line without ever being seen.

Irrigation

Zone testing, valve boxes, visible wet patches and suspiciously green areas. High-value suspect on Beaumont lots.

Outdoor faucets

Hose bibs and anti-siphon assemblies, including ones behind a gate that nobody has looked at in two years.

Pool equipment

Equipment pad, supply and return plumbing — after evaporation and splash-out have been accounted for honestly.

Step 5

Isolate and pressure test by section

If the loss is inside and the accessible sources are clear, the plumbing gets divided and tested section by section — hot side, cold side, individual branches where the layout allows.

A section that will not hold pressure has told us something specific: not just that a leak exists, but which part of the house it lives in. That turns a whole-home search into a defined area.

Why this comes before listening equipment. Acoustic work in a narrowed area is far more reliable than acoustic work across an entire slab. Isolation makes the detection step easier, not the other way round.

What we learn here

  • Whether the loss is on the hot or cold side
  • Which branch or zone is affected
  • Roughly how large the failure is
  • Whether more than one section is failing
  • Whether static pressure is within a sane range

That last one matters: excessive pressure stresses every joint in the house and can explain why a pipe failed in the first place.

Step 6

Pinpoint the actual failure

Now the instruments come out — aimed at a defined area rather than a whole house.

What gets used

Acoustic ground microphones and contact sensors, thermal imaging where a hot line is suspected, tracer gas for small or stubborn failures, pipe locators to map the route, and moisture meters to read the surrounding materials.

Readings from several points get compared. Where practical, a suspected location is confirmed by more than one indicator before anything is marked.

Before anything is cut

Foundation construction is verified. If the slab is post-tensioned — common across Beaumont’s newer tracts — cable positions are scanned and mapped.

Knowing exactly where the leak is does not make a slab safe to open. Those are two separate pieces of information and both are needed.

Step 7

Findings in writing, then the decision

What you receive

  • The suspected source and its location
  • Which line is affected — hot, cold, service or drain
  • The methods used to reach that conclusion
  • Photos where they add anything
  • Foundation type and whether cables were scanned
  • Date of inspection
  • Recommended next step, with alternatives

Then, and only then, repair

With a diagnosis in hand, the repair conversation becomes concrete: spot repair, rerouting, tunneling or a larger replacement, weighed against pipe condition, leak location, flooring and how long you plan to stay.
